WA Property Details Layout - Improvements

We are very excited to announce that theWA Property Details Layouthas been improved within LEAP Desktop to include more detail, not only for preparation of paper documents using LEAP forms, but also in readiness for enhanced integration from your LEAP matter for future developments with electronic settlements. Tab 1 Property (WA): We have included a great deal more information on this layout including the following:
  • First section with Property address details:
    • Local Government Area, which has a drop down list with the possible areas in WA.
    • District which is completed manually.
    • Nature of Property and Purpose have been moved to other sections where they are relevant.
  • Second section contains mostly new details as follows:
    • Estate/Interest transferred/Mortgaged, drop down list. This will now merge into the Landgate and OSR forms where required, rather than Fill-in's or Form Text fields.
    • A field to enter the Estate/Interest transferred/Mortgaged if Other is chosen from the drop down list above.
    • Share amount transferred to be completed manually.
    • Nature of Property drop down list was moved here, and the list has been updated to include Quarry/Mine, Rental and Sports/Recreation.
    • A field to enter the Nature of Property if Other is chosen from the drop down list above.
    • Property Transferred, drop down list including To the Tenant, With Vacant Possession and With Existing Tenant.
    • Address for service of notices, which is a drop down list. This field calculates the correct address from the choice made here, and is used where the address for service is required.
    • A field to enter the Address for service of notices if Other is chosen from the drop down list above.
    • Tenancy a drop down list containing Sole Tenancy, Joint Tenants, Tenants in common in equal shares and Tenants in common in unequal shares. You will notice that there is a notation instructing the user to enter data into the Tenants in Common tab ‘if there is more than one Tenancy Type or Tenants in Common in unequal shares in chosen.
    • Unit Entitlement to be completed manually.
    • Purpose was moved to this location and is to be entered manually.
  • Third section is for Mortgage, Priority Notice, Caveat and EAS Transaction ID details to be entered manually. If there is more than one, please separate with a comma.
Tab 2 Title Particulars The heading of this Tab has been edited to the more accurate name of Title Particulars rather than Title Reference. Once again a great deal more detail has been included on this layout as follows:
  • First section Registered Property:
    • The Title Type drop down list has been edited to show the correct list.
    • Land Title Reference field is an automatic calculation based on the data entered in the Title Type, Volume and Folio fields. If there is a suffix to the Folio, this will need to be added manually into the Folio field. e. a Certificate of Title Volume 123 Folio 5423A will show as 123-5423A in the Land Title Reference field. This calculation has been added to many documents in LEAP Forms.
    • Extent drop down list.
    • Survey Type drop down list (this was incorrectly called Title Type previously).
    • Land Description field is an automatic calculation based on the data entered in the Lot No, Survey Type and Plan No fields. This field shows the short form of the Land Description. i.e.Lot 2 on Deposited Plan No 3948 will show as 2/DP3948. If you have multiple Lots on multiple Plans, please separate each Lot and Plan No with a comma.
    • Manual Land Description is to be used where you would like to override the Land Description calculation. Do not enter anything in this field if you are satisfied with the above Land Description field.
    • Common Property to be completed manually if applicable.
  • Third section Unregistered Property:
    • Section has been replaced by a drop down list for Survey Type.
    • Manual Unregistered Land Description behaves the same way as Manual Land Description. Use only if you would like to override what has been entered into the unregistered property details above.
Tab 3 Tenants in common This layout is entirely new and allows you to enter any tenancy details for situations where there is more than one Tenancy Type, or Tenants in Common in unequal shares. This information will flow through to the LEAP Forms where required. Enter the total number of shares first, and as you allocate the shares to each tenancy, the remaining number of shares will show on the top right hand corner of the layout.
