NSW - Settlement Adjustment Sheet (LL-NSW-PR642)
The rental adjustment in the Rent/Occupation Fees has been improved for use where a tenant occupies the property and rent is required to be adjusted on settlement between the parties, rather than by a managing agent.
The addition of Owing\Paid dropdown is selected as to whether the rent is Owing\Paid at settlement.
Paid will create an adjustment from the vendor to the purchaser for the period following settlement whereby the purchaser is entitled to the rent ‘paid' in advance by the tenant (rent received by the vendor but owing to the purchaser).
Owing will create an adjustment from the purchaser to the vendor for the period prior to settlement whereby the vendor is entitled to the rent in the event it is unpaid by the tenant (rent received by the purchaser after settlement but owing to the vendor).
