VIC - Conveyancing - Land Titles Office Forms

The following Victorian Land Titles Office Forms have been deleted from LEAP:
  • Caveat NEW FORMAT - Form C(LL-VIC-LTO-434)
  • Withdrawal of Caveat NEW FORMAT - Form WC (LL-VIC-LTO-435)
The forms have been deletedat the direction of Land Victoria, as they have received a number of forms for lodgementin which itwas clear that LEAP clients had not followed the strict instructions not to alter the forms in any way. As a result, Land Victoria willnow onlymake these forms available for use as a PDF document via their website http://www.delwp.vic.gov.au/property-and-land-titles/forms,-guides-and-fees/transfer-of-land-act#caveator through the PEXA environment. We would like to take this opportunity to remind clients that the following Transfer of Land Act Forms are formatted in LEAP in accordance with strict Department of Transport, Planning and Local Infrastructure requirements and must not be altered in any way:
  • Transfer of Land T1 NEW FORMAT
  • Mortgage NEW FORMAT
  • Discharge of Mortgage NEW FORMAT
We have received feedback that LEAP clients have been modifying these forms, in particular the Transfer of Land. We have been made aware of modifications such as:
  • altering the wording of the signing clauses,
  • removing headings in the form deemed unnecessary and
  • adding additional spacing in order to have the signing clauses for the Transferees and Transferors appear on separate pages.
We are advised that these types of modifications to the form are unacceptable, and we are concerned that if this continues to happen it may affect our permission to reproduce these forms in LEAP. We reiterate that the Transfer of Land Act forms must not be altered in any way, and ask that if you have any queries regarding the use and application of the forms you refer to the information contained in the Guides on the DTPLI website at: http://www.delwp.vic.gov.au/property-and-land-titles/forms,-guides-and-fees#guides We also provide Matter and Document Guides to assist you when opening matters to identify critical information to complete in order to maximise the automation in forms and precedents.
